Set high in the hills above the spa town of Acqui Terme, this first class B&B offers endless views across the vineyards of the Langhe Astigiana to the Ligurian Alps in the south. In total the estate has approximately 5 hectares (50,000 m²) of land, and comprises a complex of three buildings: a generously-designed country villa, attached to an antique stone house on the one side, and to a smaller outbuilding - which used to be a stable with a hayloft - on the other.
The entire building complex has been extensively renovated by the current owners, and today the villa is privately occupied, while the stone house and outbuilding have been adapted for guest accommodation and are used as a B&B. The renovation has succeeded in combining old and new so harmoniously that today the transition is barely discernible. The property is completely private, without being isolated, and has easy access.
A beautiful medieval hilltop village about two kilometers from the property offers easy shopping and an excellent restaurant, as well as a pizzeria, and the Roman town of Acqui Terme with its hot springs, spas and hotels can be easily reached in 10 minutes by car. Here you will find very good shopping, a lively cultural life, first-class gastronomy - and a golf course.
The motorway can be reached from the property in 30 minutes and the international airports of Milan, Turin and Genoa, as well as the beaches of the Riviera in Liguria and the ski resorts of the western Alps, are around 90 minutes away.
Villa
A short driveway leads from the small country road to the gate and a large gravel courtyard, car park and garden area in front of the building complex.
The buildings face south, and all have a fantastic view. The country villa, built in the second half of the 20th century, is very light and has high, airy rooms. The well-insulated house is built with cavity walls, and has central heating.
Accommodation
Ground Floor
On the south side, in front of the house, is the terrace and the entrance to the building. A door to the left of the small entrance hall leads to the large, cosy country kitchen. Opposite the kitchen is an intimate living room with a cosy tiled stove and south-facing windows. In the rear area of the ground floor there is a large utility room that houses the heating for the villa and a guest WC.
First Floor
A comfortable staircase connects the ground floor to the first floor, which is home to two spacious double bedrooms, a large bathroom, a long balcony with endless views to the south, and a large, glazed terrace at the back of the house.
Guesthouse
The guest house is attached to one side of the country villa. The building, a classic south Piedmontese cascina (farmhouse), is of solid stone construction and dates from the 19th century. In the past five years, it has been completely renovated by the current owner and transformed into a well-kept guest house. The house has been renovated with great sensitivity and respect for the traditional vernacular style. The result is a charming house in which solid craftsmanship coupled with a wealth of good ideas result in the optimal use of the available space.
Today the house has three lovingly-designed guest rooms, all of which have a private bathroom. All rooms of the house have a wonderful view over the countryside, and guests have a cosy tarverna, a kitchen, an open loggia and a terrace at their disposal.
Accommodation
Ground Floor
Here you will find a country kitchen, where breakfast is prepared for the B&B guests, as well as the ground-floor guest room with a bathroom and easy access. Also on the ground floor, but only accessible from the courtyard, there is a beautiful antique wine cellar, used as a tarverna for wine tasting, a covered terrace, a portico and an antique well.
First Floor
Both guest rooms are very spacious suites with well-appointed bathrooms. One suite includes a day room that could also be used as a second bedroom. The second suite has access to a cosy open loggia, which has its own staircase to the garden.
All the rooms face south, enjoy a wonderful view over the distant landscape, and are very sunny.
The Outbuilding
The outbuilding, attached to the country villa. has a large room, used as a utility room and storage room, as well as a wood storage room on the ground floor. A covered outdoor staircase leads to the first floor, where the fourth guest room is located. This spacious guest room faces south and has a very nice view over the vineyards - it has a bathroom with shower/WC, air conditioning, and a seating area on the rear terrace.
Services: The property has mains water, a huge water cistern, mains electricity, central heating and solar panels.
Garden & Grounds
A path leads from the courtyard to the grounds below and to the side of the buildings. Below the courtyard there is a large meadow with various fruit trees. For the most part, the grounds are Mediterranean forest that does not need any maintenance.
The outdoor area, including the large gravel courtyard that lies like a huge terrace in front of the buildings, was lovingly laid out with various trees, shrubs and flowering beds, set against the backdrop of the beautiful landscape beyond. Various seating areas invite you to linger and relax. Next to the courtyard is a meadow that would be the ideal spot for a swimming pool. There is a covered parking space for one car right near the entrance to the courtyard, and there is plenty of space available for additional parking.
