This recently-built apartment is one of 9 residential units, of varying sizes, located on the premises of a traditional winery that has been family owned and run for over 300 years. Once an agricultural storage building for the winery, the loft apartment was individually developed and designed by its current owner in 2010.

The winery and its residential complex are located in the historic center of a small town within the gastronomic heart of the Monferrato region. This small town provides everything needed for daily life: shops, restaurants, bars, a pharmacy, a bank and a supermarket, all within easy walking distance of the apartment.

The provincial capital of Asti, with its first-class shopping, hotels, restaurants, schools, banks, theaters, hospitals etc., is only a 15 minute drive away and can also be reached by bus, which conveniently stops just outside the winery's entrance. The nearest motorway exit is also only 15 minutes away, and the international airports of Milan, Turin and Genoa are reachable within an hour.

The Setting

The property is surrounded by a high wall and accessed through a large wrought-iron gate, and can be found in a side street off the town's main piazza. This gated community consists of a historic palazzo together with an adjacent winery building in which exquisite wines are produced and stored. Central to this complex is a well-maintained communal garden area with mature trees, a small swimming pool and a quiet, shaded seating area for residents to enjoy. Additionally, a courtyard provides space for residents to park their vehicles.

The Loft Apartment

The 110 m² living space was built within a single, large, former storage room and was converted into a loft apartment by the current owner. It is located on the first floor of the complex and is accessible via an outdoor staircase. The entrance is on the side of a large communal terrace with seating for residents.

The apartment, which has been renovated to a high standard, is modern and yet maintains its original features. Its antique brick walls and wooden beams give the space a unique old-world charm. All windows and doors have been renewed, the roof has been insulated, and the two bathrooms have had autonomous heating installed. The result is a chic loft apartment with living space on three levels.

Accommodation

Level 1

Off the terrace, the main entrance leads to the living area situated on level 1: here there is a cloakroom with a guest bathroom, equipped with shower, toilet and sink, and a small adjoining room with a washing machine and storage facilities. A small flight of stairs leads down into a spacious living-dining-kitchen area with a Swedish fireplace and two large, floor-to-ceiling glass windows, which provide the room with a lot of light. The built-in corner kitchen is well-equipped and includes a dishwasher, gas stove, electric oven, fridge and freezer. A large table can accommodate up to 6 people.

Level 2

An iron staircase with stone steps leads up to level 2: here there is a large double bedroom overlooking the garden, with a spacious en-suite bathroom with shower, sink, toilet and bidet, and a separate walk-in closet.

The staircase continues to the cozy living space on the gallery with storage space for books, two windows and a skylight that provides plenty of natural light.

Level 3

From the living area on the gallery a further staircase leads to level 3: this space, although used currently as a home office, could also accommodate a pull-out sofa bed for guests.

Garden & Communal Area

The residents of the complex enjoy access to a well-kept garden with a small swimming pool and a large outdoor seating area under a portico. Here they meet each other to enjoy balmy summer evenings and, every now and then, a barbecue or a wine tasting. For those who prefer more privacy, the terrace on the first floor offers personal space and quiet corners for relaxation.

Rental Potential

If the new owner wishes to make the apartment available for short-term vacation rentals, the on-site property management offers cleaning and guest reception services.

Our personal opinion: those with little time to look after a traditional country house and garden in Piedmont will find this property to be an ideal low-maintenance alternative. With a generous living space that can be used all-year-round, the apartment is ideal for both private use and holiday rentals.
