The Villa

About 10 years ago the country villa was fully renovated and converted into a guest house by the present owners. The house is is well-maintained, and offers flexible living all year round. The side of the building is attached to another property, a typical situation in a borgo, but there is no apparent loss of privacy.

Renovated after the main house, the second house also offers very flexible accommodation, and is habitable all year round: it could be used as private owner accommodation.

Beside this room is a large portico, currently used as a shelter for gardening equipment, and to the rear of the building is a garage for 2 vehicles.

First Floor

The residential area is located on the first floor: it includes 2 bedrooms, 2 bathrooms, a small kitchen and a living room. All rooms face south and have a wonderful view over the garden to the hills beyond.

Garden & Grounds

The garden is a sensation: lovingly designed and beautifully maintained, it features flowers and greenery all year round. Connecting the two buildings, it offers various seating and resting places with wonderful views over the Langhe wine hills. In addition to the garden, the property includes a large paved courtyard and a former vineyard, which is now mainly planted with hazelnut trees. Overall, the property extends to about 1.3 hectares.

Our personal opinion: this is a great chance to live and work where others go on holiday! Although the property comes with an established business, there are still ample opportunities for development.
